Tips for Shopping Our Sales
We truly enjoy what we do and we want our customers to enjoy coming to our sales! With each liquidation that we conduct we strive to create a pleasant environment for ease of shopping and reasonable prices from the moment we open the doors! We ask you to keep in mind that it is a privilege for us work with these families and also for customers to be invited into a private residence and afforded the opportunity to purchase someone's lifetime collections and most valued possessions.
Our Terms and Conditions below are standard for each sale that we conduct. Because each home, contents and situation is unique we may add additional instructions. Please remember that homes are not designed for shopping, when we prepare a home for an On-Site Estate Sale, we have put thought and strategy into the flow of traffic through the home, the placement of items and the available entrances and exits... for the safety of our customer and the property we ask that you follow all instruction and signs placed throughout the home and property.
Standard Terms & Conditions
- All sales are CASH only. Per our contract with the Estate we are not able to accept checks or credit cards
- Please make your own arrangements for removal of items. We have an excellent mover we can refer if needed.
- Sale start and end times are subject to change
- All items are purchased as-is, no refunds, returns or exchanges
- We are not responsible to accidents or injuries
- We are unable to accomadate those in need of handicap access or assitance
- Video Security Monitoring will be in use
- There are no bathroom facilities available for public use
- You are welcome to bring your own bags, baskets, boxes and wrapping supplies, we reserve the right to inspect bags upon entering and exiting
- For your safety, we may limit the number of people allowed in the home
- On-site sales are conducted on a first come, first serve basis. Under most circumstances we do not maintain a list or provide numbers. If there is an inclement weather or special circumstances we will provide details in the listing of the sale
- We are unable to hold items for later payment
- Shopping baskets are provided for your ease of shopping, we are happy to keep items at the checkout with your name while you shop. We do require that you purchase all items that you have held at checkout while you shop. Checkout is not the time to make choices and "hoarding" items will not be permitted
- We do not collect sales tax. Each liquidation that we conduct is a one-time and isolated event, considered an occasional sale and conducted at a private residence.
Authentic Estate Sales
We pride ourselves on conducting authentic, "Un-Picked" Estate Sales and to create a fair opportunity for everyone to buy... first come, first serve. We commonly advertise furniture and select other large tickets items available for Pre-Sale Appointment's - this is for select items only. We do not allow anyone to come in advance of the opening to purchase any items that are not offered as Select Items available for Pre-Sale Appointment. We are unable to hold items or provide pricing on specific general contents prior to the start of the sale. With the exception of items that family members may choose to retain, each and every items photographed and advertised will be available for purchase when the doors open!

In most situations we have only days to empty the home, bring as much money to the Estate as possible and create a pleasant and friendly shopping environment. It has been our experience that the best way to accomplish these things, is to price items in a fair and reasonable way from the beginning. Not to over price items and then have a 50% off sale the last day. At our sales, you will find fairly priced items, and be able to purchase items that you want from the very beginning of the sale, without having to wait until the end for it to be a fair price. During the sale we are open to reasonable offers, especially on large ticket items - your discretion is appreciated.
